But that polished quote stamped “Valid for 7 Days Only” isn’t a promise - it’s a warning. What it really means is, “This price can change, and when it does, the cost is on you.”
That’s because most of these “quotes” are really estimates, and every line of fine print quietly shifts risk from the seller to you.
Here’s what you’ll often see buried inside those fast, cheap quotes:
- Price valid for 7–14 days: After that, they can pass on any steel or concrete price rise straight to you.
- Excludes site works, concrete pump, and scissor lift: Meaning you’ll pay thousands extra for the basics of getting it built.
- Permit not included: Which sounds minor, until the council fees and planning costs roll in at $2,500.00 or more.
- Soil removal, access issues, or fill not included: And guess who’s footing the bill for that when the concreter arrives?
If prices rise in week two (and they almost always do), the increase is on you.
And when you try to go back to your bank or finance company to cover the new total, it’s often too late. Your funding was approved for the original amount, not the revised one.
So when the new invoice lands, you’re left with two bad options: find the extra cash or watch your project stall.
Either way, the “cheap” quote ends up being the costliest mistake.
And the surprises don’t stop there. Even when a company lists “inclusions,” they rarely list everything you’ll actually need to finish the job properly.

- Delivery restrictions - many kits assume drop-off within 30m of the site. Beyond that, expect a $1,000–$1,500 cartage fee.
These aren’t optional extras. They’re essential to finishing your shed. Yet they almost never make it into that first quote.
